Terms & Requirements

  • Minimum Loan Amount $50,000

  • Type of Properties: Non-Owner Occupied 1-4 Units, Condos, Townhouses

  • Finance up to 100% Loan to Cost (LTC)- 100% of Purchase Price + Closing Costs + Rehab

  • Loan to After Repair Value (ARV): Not to exceed 75% 

  • 11-13% Interest only monthly payments during loan cycle

  • Interest is calculated on the entire loan amount

  • Closing Fees: 1.5- 3.0 % origination fee depending on the deal, Underwriting/ Processing Fee ($1,500.00)

  • ​6-Month Balloon- Option to extend the loan at a 3% refinance fee 

  • No credit or background check

  • No draw fees for rehab holdback

  • Same-Day approval- we can close as soon as title is ready

  • ACH Payments required

  • We ask for a personal guarantee

  • Insurance (Title, Fire, Theft, Flood, Extended Coverage and Liability) required prior to settlement

  • Proof of Funds and Funding Letter available upon request

  • Provide a copy of the executed offer/ purchase contract

  • Entity Docs- Provide a copy of Articles of Organization/ Incorporation and EIN Validation

  • Operating Agreement/ Bylaws if more than one member/ officer

  • Driver's License(s)

  • Submit a Scope of Work if rehab is to be funded

  • Comps used to calculate ARV

  • Interior & Exterior pictures of the property

  • Copy of Voided Check for ACH of monthly payments

  • Property insurance binder and paid receipt of premium

  • Entity Docs- (if new or different entity)
